Flooring Arnold

Arnold grew as a framework knitting and hosiery town before spreading out through the twentieth century, and the housing tells that story in three distinct layers. The Victorian and Edwardian terraces around Front Street sit on suspended timber floors with original boards often still in place under the carpet. The interwar semis that make up much of the town have generous hallways, long tenure and, frequently, ninety-year-old floors that have never been properly levelled. The post-war estates at Killisick, Redhill and Rise Park are largely concrete slab downstairs.

That matters because the finish you choose is only half the decision. A specification that works beautifully in a 1930s semi on one street can be the wrong call on a concrete slab a mile away, and the difference is almost always in the subfloor rather than the flooring itself. We quote for what's actually there rather than assuming.

Laminate is the floor we fit most often in Arnold, and it usually goes into the areas taking the heaviest traffic — hallways, kitchen-diners and living rooms. Modern laminate has moved on considerably: tougher wear layers, far more convincing bevelled edges, and water-resistant grades that hold up in a family kitchen.

What decides whether it still looks right in five years is almost never the board — it's what's underneath it. In Arnold's interwar semis we routinely find suspended timber ground floors that have dipped between joists over the best part of a century. Laid straight over, laminate flexes, the joints open and the floor starts clicking underfoot within months. We assess the subfloor before quoting and price in floor preparation where it's needed, rather than raising it on fitting day and asking for more money.

LVT has become the default for Arnold kitchens, bathrooms and utility rooms. It gives a genuinely convincing wood or stone look with real water resistance underneath, and it's warmer and quieter underfoot than tile. We fit the Karndean, Amtico, Polyflor and TLC ranges in plank, tile and herringbone formats.

LVT is also the least forgiving floor we lay. Every ripple and trowel mark in the subfloor telegraphs straight through to the finished surface. That's particularly relevant on the post-war estates around Killisick, Rise Park and Redhill, where ground floors tend to be concrete slab rather than timber. Those slabs are usually sound but rarely flat enough for LVT straight off, so they need levelling or screeding first. We'd far rather build that into the quote honestly than skip it and have the floor show every imperfection back at you.

The Victorian and Edwardian terraces near Front Street are the Arnold properties where a real wood floor earns its cost. Many still have their original floorboards under decades of carpet, and it's genuinely worth lifting a corner before committing to cover them — sometimes the best floor in the house is already down and simply needs sanding and finishing, which usually costs less than a new floor and suits the building better.

Where boards aren't salvageable, the choice is solid or engineered. Solid wood is a single piece of timber that can be sanded and refinished repeatedly, but it moves with humidity and doesn't sit well over underfloor heating. Engineered wood has a real hardwood top layer bonded to a stable plywood core, making it far more dimensionally stable and the right choice over underfloor heating. Once fitted, most people can't tell them apart.

One point specific to Arnold's older housing: suspended timber floors depend on airbricks and underfloor ventilation to stay dry. After decades of extensions, rendering and driveway work, those are frequently blocked — and any timber floor laid on top will suffer for it. We check. Front Street and Arnold Market Place carry a dense run of independent shops, cafés, salons, barbers and professional offices, and commercial flooring is a different job to a domestic fit. Footfall is far heavier, the finish has to hold up commercially, and — the part that decides most jobs — the work usually has to happen without closing the business.

For food premises, salons and any wet area, slip resistance is a health and safety consideration rather than a preference, and specifying the right rating matters. We can advise on which products meet which ratings, though for a definitive requirement on your premises you should speak to the environmental health team at Gedling Borough Council or a safety consultant.

Worth knowing before you start: Arnold sits within Gedling Borough, so household waste goes to Nottinghamshire County Council's recycling centres rather than Nottingham City's site at Redfield Road, which is restricted to City residents. The county centres also require you to register your vehicle in advance, and hired vans need separate temporary access arranged.

In practice, getting rid of an old carpet yourself is more hassle than most people expect. We lift and take away your old flooring as part of the fitting service, so it isn't something you need to deal with. Council rules do change, so check the Nottinghamshire County Council website for the current position if you're planning to handle disposal yourself.
