Flooring Daybrook

Daybrook sits between Arnold and Sherwood, and its housing reflects the industry that built it. The streets around Mansfield Road went up largely to serve the Home Brewery and the Daybrook Laundry, which means a concentration of late Victorian and Edwardian terraces — solid brick, suspended timber ground floors, narrow hallways and original detail that's often still there under the carpet.

Around that core sit the interwar semis that spread out through the 1930s, and more recent apartment conversions and infill developments. Three different eras, three genuinely different starting points underfoot. A floor that's right for a 1900s terrace on Morris Street is frequently the wrong specification for a converted apartment a few hundred yards away, and the difference is almost always in the subfloor rather than the finish.

Laminate is the floor we fit most often, and in Daybrook it tends to go into hallways, kitchen-diners and living rooms — the areas taking the heaviest traffic. Modern laminate has improved considerably: tougher wear layers, far more convincing bevelled edges, and water-resistant grades that stand up to a family kitchen.

What decides whether it still looks right in five years is almost never the board — it's what's underneath it. In Daybrook's terraces and 1930s semis we routinely find suspended timber ground floors that have dipped between joists over a century of use. Laid straight over, laminate flexes, the joints open and the floor starts clicking underfoot within months. We assess the subfloor before quoting and price in floor preparation where it's needed, rather than raising it on fitting day.

Older terraces bring a second consideration: narrow hallways and tight staircases. Getting long boards into the property is occasionally the hardest part of the job, and it affects which products are practical. We factor that in when we quote rather than discovering it on the doorstep.

LVT has become the default for Daybrook kitchens, bathrooms and utility rooms. It gives a convincing wood or stone look with genuine water resistance underneath, and it's warmer and quieter underfoot than tile — which matters in a terrace where sound carries. We fit the Karndean, Amtico, Polyflor and TLC ranges in plank, tile and herringbone formats.

LVT is also the least forgiving floor we lay. Every ripple and trowel mark in the subfloor telegraphs straight through to the finished surface, so it demands proper levelling or screeding first. In period properties that usually means overboarding a timber floor to get a flat, stable base; in newer apartments and extensions it's more often a matter of levelling a concrete slab.

If you're in a converted apartment, there's one more thing worth checking before you commit. Leasehold agreements frequently specify a minimum impact sound rating for hard flooring, or restrict it above ground floor level altogether. It's worth reading your lease before ordering, because acoustic underlay needs specifying at the quote stage rather than added afterwards.

The Victorian terraces around St Paul's Church and the almshouses are exactly the Daybrook properties where a real wood floor earns its cost. Many still have their original floorboards under decades of carpet, and it's genuinely worth lifting a corner before you commit to covering them. Sometimes the best floor in the house is already down and simply needs sanding and finishing — which usually costs less than a new floor and suits the building better.

Where boards aren't salvageable, the choice is solid or engineered. Solid wood is a single piece of timber that can be sanded and refinished repeatedly, but it moves with humidity and doesn't sit well over underfloor heating. Engineered wood has a real hardwood top layer bonded to a stable plywood core, making it far more dimensionally stable and the right choice over underfloor heating. Fitted, most people can't tell them apart.

One point specific to older Daybrook housing: suspended timber floors depend on airbricks and underfloor ventilation to stay dry. After a century of extensions, rendering and driveway alterations, those are frequently blocked — and any timber floor laid on top will suffer for it. We check. Daybrook has more protected building stock than most Nottingham suburbs. The former Home Ales brewery office on Mansfield Road — the 1936 T. Cecil Howitt building with the clock tower — is Grade II listed, St Paul's Church is Grade II*, and the Victorian almshouses built for former brewery employees are listed too, along with several local pubs.

If your property is listed or sits within a conservation area, that can affect what you're permitted to do to original floors — particularly where you're removing historic material rather than laying over it. We're floor fitters, not heritage consultants, so for anything protected we'd always suggest speaking to the conservation team at Gedling Borough Council before work starts. It's a short conversation that occasionally saves a great deal of trouble. For unlisted period houses, which is the large majority here, no consent is normally needed — but we're happy to work sympathetically with original features either way.

The parade along Mansfield Road carries a steady run of independent shops, cafés, salons and small offices, and commercial flooring is a different job to a domestic fit. Footfall is heavier, the finish has to hold up commercially, and — the part that decides most jobs — the work usually has to happen without closing the business.

For food premises, salons and any wet area, slip resistance is a health and safety consideration rather than a preference, and specifying the right rating matters. Worth knowing before you start: Daybrook falls within Gedling Borough, so household waste goes to Nottinghamshire County Council's recycling centres rather than Nottingham City's site at Redfield Road, which is restricted to City residents. The county centres also require you to register your vehicle in advance, and hired vans need separate temporary access arranged.

In practice, getting rid of an old carpet yourself is more hassle than most people expect. We lift and take away your old flooring as part of the fitting service, so it isn't something you need to deal with. Council rules do change, so check the Nottinghamshire County Council website for the current position if you're planning to handle disposal yourself.
